Tinsa’s Research Department includes 16 municipalities in its analysis of the Madrid metropolitan area. In the first quarter of 2025, residential prices in the province of Madrid rose by 4.8% quarter-over-quarter and 12.6% year-over-year. Adjusting for inflation, this represents a year-over-year increase of +9.7%, intensifying the acceleration already observed in the previous quarter. Although all the municipalities studied contribute to price growth in the province, it is in the capital where the increase is most pronounced.
