Housing prices in Madrid have risen by nearly 20% over the past year
Prices for new and existing homes in Spain rose by 11.7% year-over-year in the third quarter and by 3% quarter-over-quarter. Madrid is nearing a 20% year-over-year increase and has surpassed San Sebastián the capital with the highest price per square meter: €4,664 per square meter compared to €4,554 per square meter in the Basque city. Up to 13 provinces (9 in the second quarter) recorded double-digit annual increases, located in Madrid and neighboring provinces, the Mediterranean and Northern coasts, and the islands. The housing affordability ratio rose by two-tenths of a percentage point (34.8%). In the cities of Cádiz, Madrid, Málaga, San Sebastián Barcelona , more than 50% of disposable income Barcelona allocated to mortgage payments.
