Tinsa’s Research Department includes 16 municipalities in its analysis of the Madrid metropolitan area.In the second quarter of 2025, residential prices in the province of Madrid rose by 4.4% quarter-over-quarter and 16.1% year-over-year. Adjusting for inflation, this represents a year-over-year change of +13.6%, which again indicates an acceleration in price growth. All municipalities studied show positive year-over-year changes, although the capital exhibits the strongest upward pressure.
